Appraisal Host Rating System

Introduction

Appraisal Host rating system is used to rate appraisers based on their work. Order ratings are automated by default; however, Managers will have the option to manually override an order rating during approval of an order.

Appraiser’s ratings are calculated as an average of all orders they have completed, this process is done at the end of the day to ensure that this process does not impact daily day activities. Therefore, orders completed by an appraiser on a certain day will not be reflected on an appraiser’s overall rating until the next day. The ratings are based on a 5 star rating scale rounded to the nearest .5.

Order Rating

Each order starts with a rating of 5, which will not be visible to anyone until the order has been completed. When a Manager approves an order via the Dashboard by clicking the  icon, a popup will show up requesting the Manager to rate the appraiser’s work as follows:

 

Here, managers can manually update the order rating (which will require the Manager to enter a rating comment) OR automatically let the system handle the rating by clicking Skip.

Any corrections, rejections, and past due will impact the order rating according to the following logic:

· Every time a report is rejected by the Manager by clicking  from the dashboard will deduct 0.5 point from the order rating up to a minimum of 0 overall rating.

· Every time a correction is requested by a Lender which the Manager approves will deduct 1 point from the order rating up to a minimum of 0 overall rating.

· Every time a reconsideration of value is requested by a Lender which the Manager approves will deduct 1 point from the order rating up to a minimum of 0 overall rating.

· Every time the order hits a past due logic (which is configured via Config > Manage Past Due Notifications) will deduct 0.5 point from the order rating up to a minimum of 0 overall rating

Once an order has been completed, order ratings will be visible in the View Order screen as follows:

 

Appraiser Rating

Reports

Managers will be able to view a report on ALL appraisers’ ratings by going to Reports > Appraiser Rating Report. Managers can also view detailed rating breakdown of how an appraiser gained a certain rating by clicking on the Details link from an appraiser in order to view complete breakdown of orders and events which led to a certain rating as follows:
 

The same functionality is also available to appraisers under Reports > Appraiser Rating History.
